Imagine waking up and feeling like you’re on a blissful Mediterranean holiday, every day of the year. That’s how the owners of this Hackney cottage will feel when their new upper storey is finished.
Nestled in the heart of Hackney, this heritage-listed cottage is about to get a surprising Mediterranean twist.
This beautiful home has all the period features you could want. Rustic stone marries with delicate lacework, beautiful windows and a charming verandah to create a frontage that turns heads. However, around the back, there is huge potential to create a lifestyle many can only dream of.
By demolishing the whole of the back and side “wet” area, we’re creating a blank canvas for a spacious upper storey addition. Inside, the ground level will feature a fabulous new kitchen, living and dining area with a contemporary laundry and bathroom.
An internal room will be transformed into the staircase, leading up to a magical master suite with en-suite and dressing room. And as the pièce de résistance, aluminium stacker doors leading to a gorgeous Mediterranean-style tiled terrace. This sun-kissed outdoor space promises to be the perfect spot for a morning coffee or a drop of wine as the sun goes down.

Plus downstairs, there’s an extra decking area flowing from the living, dining and kitchen area, where the owners can entertain guests.
While many homeowners would be concerned about getting major renovations to a heritage-listed property through the council, this one was smooth sailing. Going by the speed at which this project flew through planning, there’s no doubt the council loved it as much as we do!
However, it is still essential to consider the heritage parameters. The heritage wall must be retained on the side street, and there’s also a party wall shared with next door. But rather than be confined by these restrictions, we’ve come up with a smart solution for adding space.
Let’s take a look at what the back looks like before. There’s no denying the patio is pretty, charming and has served them well.
But on close inspection, the home needs a serious facelift to make the most of its heritage charm and give the owners the liveable space they really desire.
So what’s happening on the inside?
What the house lacks in width, it makes up for with delightful features typical of its era. The hallway is adorned with timber floors, an elegant archway and art deco lead lights. The addition will add a modern twist that will contrast these original features and bring them to life. This task requires an expert builder, like Dowling Homes, who specialises in heritage renovations.
We begin in the study. Here, a bespoke floor-to-ceiling timber bookcase will provide a dramatic focal point. And wine racks will make good use of the space behind the new custom-made timber staircase.
This staircase will sail up into the upper level, where a hallway will lead to the master suite featuring an indulgent bathroom, walk-in robe and, of course, access to the all-weather tiled terrace.
To add much-needed natural light to the home, lots of windows and glass doors are a must. The lower level boasts an eight-metre wide set of café doors opening out to the fabulous new al fresco, while a large set of stacking doors will open up the upper level master suite.
Downstairs, the small existing kitchen will be transformed into a modern main bathroom.
Meanwhile, the new kitchen will feature everything an entertainer could want – and more. There will be an enormous multi-function island unit, with everything at their fingertips. Adjacent will be a butler’s pantry, cleverly hiding the fridge and lots of storage. Polished concrete floors in Ash will stretch right across the kitchen, living and dining areas to give the home a contemporary yet warm ambience.
The existing main bathroom is attractive and appealing, but as the only family bathroom, there’s so much more it could be. The owners can’t wait for it to be transformed into a stunning wet room, with open format shower, freestanding bath and ample storage!
For this busy family, only a practical laundry will do. That’s why the new laundry room will demonstrate a clever use of space, with plenty of storage and an additional toilet.
It’s not only the inside that will be immaculately designed and finished – the exterior will be texture coated and painted in mellow tones and housed under a flat roof to evoke the warmth of the Mediterranean. In contrast to the elegant tiles of the upper terrace, the lower al fresco will have warm hardwood decking with a stainless steel balustrade.
The result will be a stone cottage with a fabulous upper storey addition that blends the old and new, with lots of wonderful hidden surprises. The owners already have plans to add a luxurious lap pool too. Then they truly will be able to holiday while in the city!
