It’s been a big week for Dowling Homes. We’ve just completed our very first entry for the HIA Housing Awards!
Judged by highly qualified industry professionals, the HIA awards acknowledge the talent of designers and builders throughout Australia who plan and construct quality new housing, home extensions, apartments, home renovations and outdoor projects. It’s very competitive.
We decided it was time we celebrated the great work we’ve been doing. We always work to the highest standards for all our clients, and we were especially proud of this project, which is a wonderful example of a modern chic addition that marries style and functionality with innovation.

The owners spent three years planning their dream addition for their beautiful four-room symmetrical bluestone villa. They engaged an architect, but after almost 12 months, realised that the architect wasn’t listening to them. The owners had a very definite idea of what they wanted – they just needed to find the right builder who could see their vision and translate it into a building perfect for them. That’s why they approached Dowling Homes.
Taking a more personal approach, Dowling Homes revised the drawings and worked closely with them to realise their dream. As a busy executive couple with two small children, it was imperative the addition was easy to live in and spectacular at the same time.

The result is a modern chic addition that perfectly complements the existing bluestone building. Incorporating living/dining, family, kitchen, bathrooms, laundry, pantry, study and al fresco, the addition delivers the functionality and low-maintenance the owners desired.

Meticulous attention to detail achieved the desired modern look. The generously sized dining area is impressive, yet still warm and inviting. A casual elegance was achieved using polished concrete floors, which deliver visual impact while being low maintenance. The raised timber platform not only provides a practical and spacious dining area for the family, it juxtaposes the concrete floor to create textural and tonal interest. A stunning focal point is the feature bluestone wall – originally the rear wall of the house. By celebrating the bluestone and integrating it into the design of the dining room, the addition seamlessly flows from the rest of the home. The colour scheme was kept harmonious with shades of white for a modern clean look. To add ‘wow’ and an earthy feel, a feature wall of recycled red bricks breaks up the crisp white lines.
The bathrooms are beautifully proportioned spaces. Limestone floors provide a natural timeless foundation, with the stone bath and basins creating a luxurious ambience. Light floods into the bathrooms through the huge windows, which face out to the courtyard.

The owners wanted a doorway into the main bathroom without architraves or doorjambs, so we chose the Ezy-Jamb system to achieve uninterrupted clean lines. The choice of Renew self-cleaning glass provides the care free design the owners were after. Strip drains in the showers enhance the streamlined look.
Style and function are married in the spacious laundry with huge storage capacity. The polished concrete floors blend with the rest of the addition, and a door conveniently leads out to a drying courtyard.
The study is perfectly in keeping with the overall clutter-free and streamlined feel of the building. A large storage unit not only provides ample storage, it also contains the home’s central hub – a matrix system that operates all the electronic equipment in the house. From DVDs to Foxtel, everything is concealed and controlled from this unit, meaning the home doesn’t have any unnecessary wires and electrical devices on show.

To facilitate frequent entertaining, the addition also features a generous pantry room. This provides a massive storage space, an additional preparation area and a built-in fridge – a perfect complement to the enormous 2 pac kitchen that boasts an impressive island and extensive stone tops.
The aluminium doors enable a seamless transition from inside to outside, where a beautiful al fresco area features a timber panelled ceiling and matching polished concrete floor.
A quality render finish and timber panelling to the outside of the building unites the addition with its surroundings and the rest of the classic Bluestone villa.

We know it’s a great result, and we hope the judges agree! Last year’s entries were phenomenal – we saw some amazing projects win the HIA Housing Awards, and each year the projects are getting better.
